Hello, I have just joined this forum, having been a member for a short while over at slowtrav.com too. I am already loving both these sites and the forums, and hope to be able to contribute to many of the discussions in future. One of the moderators from slowtrav suggested I came over here with my query:
I'd appreciate some suggestions from any of you with experience in buying or selling property in Italy. I lived in Italy myself - mainly Udine/Trieste area - for many (nearly 20 years) but have now moved back to the UK (alas!) with my family (Italian husband and 2 boys).
We have some very dear Italian friends in the NE (Veneto) area who are trying to sell some STUNNING property (an old farmhouse, completely renovated into 4 separate, independent units), including an office, less than an hour's drive/direct train journey to Venice and also with easy access to Cortina.
They have asked if we can help them to 'spread the word' amongst Brits/US citizens looking to relocate to Italy. They would ideally like to sell the 'whole package' (perhaps to someone looking to set up a self-catering business there?), or alternatively each individual apartment separately. There is even a possibility to negotiate the sale of ALL the furniture in each unit. (They have another, smaller house to which they plan to move permanently, so can vacate at a moment's notice).
Anyone know of some good sites, where I could perhaps post details of the property, maybe with photos, etc. - hopefully not too costly? We'd love to help them out but don't want to incur any great expense...!
And are there any agencies/translators who specialize in the legalities of buying and selling property, that could help out at the final stages?
It strikes me that most are based in Tuscany or Umbria.

Sounds interesting where exactly is it. It's the type of property I've been telling my wife we should think about investing in. How close to Cortina for example. Is it an area where vacationers would go?
We are an hour NE of Venice, but could cover a big area.

thanks for your replies. Some further details: The property is in a small village called Godega di Sant'Urbano, near Conegliano (provincia di Treviso).
It is a former ‘casa colonica’ which has been restored by the owners, our friends. (He is a ‘geometra’ who has carried out all the design and restoration work himself – he has about 35 years’ experience in the interior design business, and has his own company).
The house is divided up into 4 separate, independent units, one of which includes an office. The largest is the part where the family currently live, which is arranged on 3 floors, with a spacious kitchen/dining room, a living room and 3 bedrooms. In addition, there are 3 other self-catering apartments, of various sizes, the smallest of which is, I guess, about 50 sq.mt.
You ask about the area. Whilst I wouldn’t say it is currently swarming with foreign tourists (but surely, that’s an added advantage?) I wouldn’t hesitate to say it is ideal from the point of view of a vacation rental business, if marketed correctly. It is on the direct train line to Venice, which is less than an hour away (station within walking distance) and it has easy access to two motorways, the A27 (leading to Cortina) and the A4 (Venice-Trieste). Valdobbiadene, famous for its Prosecco wine, is nearby. Of course, Treviso itself is quite popular with tourists and has its own international airport (the British low-cost airline RyanAir flies there daily from London Stansted).
I am waiting for my friends to send me the plans of the house and some photos, with more precise details. These should arrive next week. If you like, I can forward them to you, and/or put you into direct contact with them? I’m presuming you have no problems with speaking Italian?

I'd love to! Didn't realise I was 'allowed' to... actually, what I will probably do is get my husband (I'm not really very computer-savvy) to help me quickly set up a website with all the details, and then I'll post the link. Hopefully won't take too long (hah! famous last words.... anyone got good suggestions on which software is best to use - and not too expensive?)

I ride my bike down to Godega sometimes. This is maybe 30 km from my house. Valdobbiadene is on the opposite side of Treviso province, about 45 km from Godega. Is the house directly on SS13?

I'm between Aviano and Montereale Valcellina. I've been here since 1994, not counting TDYs and a short remote to New Mexico.
I hate to say this, but I had to Google TDY to find out what it meant! I remember a trip to Aviano many years ago with friends, I seem to recall that in those days it was the only place you could get hamburgers and french fries. How things have changed!

The house itself is certainly not 'on' the ferrovia, though it's close enough to walk to the station. With direct lines from Pianzano to Venice, I'd say that's a huge advantage, especially if whoever buys does decide to set up a holiday rental place. Not all vacationers come with hired cars.
We now have the website with details practically ready, a couple of minor points to be checked with our friends tomorrow, but if anyone's interested, please e-mail me and I can send them the link.

Sorry, didn't mean to imply that the house was actually located atop the binari. I meant Pianzano was located on the ferrrovia.
It's the main line between Italy and Eastern Europe, Austria, Trieste- quite busy, with dozens of passenger and freight trains daily. You are right- it would be convenient for tourists.
