whe nI try www.dossier.net, it says my Comune is not found?! Am I doing something really stupid? or are some Comunes not listed?

thanks! :-) I've been to the site before...but never noticed where it actually says ICI 2006 :-) however...checked it out and I don't see where I can actually find info. on how to calculate it myself...did I miss something maybe? something lost in translation? hmmm...will keep searching the site...there is also an online forum for the town...but I have been to much of a chicken to try to post in my bad italian ;-) registared for acess though...so will suck it up and post there if I cna't find anything else or see how to figure it...need to have it if I want to give info to a friend to pay it for me (while the online banking is still up in the air as per my other post!) Thanks again so much for the helpful suggestions!!!!!

Firstly, THANK YOU for all the help and advcie so far!! I cannot tell you how much it means to me! Someday, I hope to understand all this and can hopefully, do the same for some poor, new, confused person :-)

Turns out, shock of all shocks!! that my town actually has ANOTHER website where it looks like I can calculate and pay online :-) YIPPEE! my perfect solution! (don't get me started though on all the LIES I was told by people telling me it didn't exist and I needed to pay 200 euros to an accountant, etc.! jerks. thinking just becasue I'm American that I am totally stupid?! anyway. I'll get over it :-) So...this is the site....

My commune, San Venanzo, is also "non disponibile".

I've tried doing a Goolge search for "San Venanzo ICI", but no matter what site I use the ICI info isn't available. Is anyone else having problems?

Does your town send you the bolletino in the mail? Our town sends them to our house twice per year. I then pay online at www.poste.it using my Carta Postepay.

Yes, we have the bolletino, but wanted to check the current rates. We stopped by the commune this morning and they said everything is the same as last year, so I guess I'llk just copy the info from last year's form.

mine does not send a bolletino :-(
so I'm told anyway...going to have a firend go check my box next week just to make sure there's not one sitting there!
(can't walk into the comune becasue I'm in the US right now)

I'm kind of confused though...if monst people get a bill in the mail and can just walk in and pay it...then why do so many people say you NEED an accountant to do it? (i.e. the people I bought the house from, other expat owners, etc.)I would think it would not be too terrible if you have a bill in-hand? no?

going to give up soon!

guess now, I'm on a search for a comercialista who speaks a few words of english and has email and is willing to use it...which leaves out anyone in my town ;-)

I doubt most people would use an accountant to figure their ICI. The first time I paid I was a few years late, and I was unclear about the sanzione. So I went to CISL and they charged about 10 euro to calculate the ICI plus sanzione. Very reasonable, I thought. Since then I've figured it on my own and paid online at BancaPoste.

thanks! think I am getting a line of you-know-what from some people in town who want to milk the Americans for as much as they can ;-) or else they just think we're too dumb to know any better...I know a couple other expats in the same situation...some have given in and paid 100euros EACH for a comercialista to do the ICI payment for the year...
have the name of an Italian accountancy firm here in NYC...but feel too stupid asking them to figure out my teeny-tiny tax...I know I will own under 100 for the year...just dosen't seem right I would pay duble that for someone to fill in an online form!
I've asked abut it on other forums - mostly vacation home/second home owners...and it seems most ALL of them use an accounant for it and think I'm NUTS to try and do on my own!

That's nuts! All you need are the detrazioni and aliquote from your comune (my comune sends this info with the bolletino). Here's the equation to use: http://www.dossier.net/guida/calabi.htm

Bill!!! yeah!! It worked :-) until now, dossier.net was telling me my Comune was not found...now...with that, and the online payment form on my comune website...I should be good to go! (have to sit here with a dictonary and figure it all out! all a learning experience!!) Thanks again for all the help! I owe you a coffee if you're ever down our way :-)

I am still in a quandary. I had been paying €100 to do this with the commercialista, and decided to do it myself. As always I owe nothing, because my house is a particular case as it was owned by the government until the late 50s and sold in pieces as a special class of home. My deduction is higher than my ICI.

Therefore, when I fill out my online forms I get owing nothing, but the commercialista said I have to report every year anyway. OK, I do, but how? What do I fill out besides these blue and white ICI forms which have spaces for value, months, etc. buyt no space for calculating the rendita, the ICI but there is one for detrazione.

It's hard to pay €100 to pay €0. Do I really have to do this with her? Is this form enough? Where do I submit it?

Fill out the bolletino postale with all the info as it shows on the tutorial on the main site and then go to the post office. They put it in the system with a 0 figure.

Judith, there are very few possible forms to fill for ICI. The main ICI report is due only when the property changes owner (frequently this is done automatically by the notaio). Then there is the payment form (since this year you can pay ICI also with a F24 form, the form used to pay all taxes, as long as you know the appropriate codes to fill), but that is only to attest you have paid.

If according to your commercialista you have to report ICI every year, probably this is because you have a special detrazione, and many comunes ask in this case to fill a special form (a request for detrazione) every year. This is strictly a decision made by each comune; if you have doubts, address the Ufficio Tributi of your comune, where they will explain your situation and give all the forms you need (this being a local case there are no general forms). Probably you can fill your one in one minute.

Dear Cristina, thanks for such a wonderful site, it's been so helpful. I have a question regarding the ICI. I have found my Rendita (says RCL 305,500) which converts to Eur 157,78. However, when I do the calculation it comes out as 0. I read above that someone else had zero but their property had special reasons for this, whereas I'm unaware of any at my own property and I'm sure my neighbours pay something. Is this because of the declared value in the final act? I'm worried that the Comune/ Guardia di Finanza will come investigating if my bill is zero! Many thanks.

Honestly, there are many reasons why you may have a zero figure. My dad does, no special circumstances, just the fact that the value of the property was set at a very low rate when they set up it and due to the deduction etc., he gets 0. But you still have to file. Just make sure you fill in all the boxes correctly.

This morning the dossier site is down. Boo. But I will be patient because I see the €100 light at the end of the tunnel.

You're absolutely right, Cristina. There are lots of properties that have very low valuations for many reasons. This huge property was sold to the government by a rich family after the war because they couldn't get enough agro workers. It was sold bit by bit until recent years under special government loans/mortgages to fill housing needs and to preserve the farmland. The land must by law be planted every year and can't be sold off to build. The homes at resale don't keep the govt. loans, but the valuation is ridiculously low and since set by the government, stays that way. I had no idea when I bought it.

Just wondering if there is a website where I can download the ICI form or do I get it only at the Comune? Also does anyone have probs logging into www.poste.it after they have registered, I've registered and when I try login to pay ICI online it doesn't recognise my password and user name. Thanks

The comune here mails us a set of instructions and a bolletino to pay ICI at the poste.

The first time I went to an agency, CISL, who completed the form for me for 10 Euro.

I bought a trullo 18 months ago in Martina Franca, Puglia. Unbelievably beautiful! But as yet am still living in London. Not so beautiful but it has its moments.

I paid my ICI last year via a friend who got the same person to sort hers out. This year though I thought of giving it a go mysself. stupid_1

I have a trullo and 2 lamia with land. I have found the Rendita for 2 properties but for the land I have Redditi Dominicale Euro 22.45, Agario Euro 23.30 or RD and RA. Do I have to add one of these to the Rendita amount?

Also is the calculator at the link temporamental?

Your website is great and a real help, thanks for taking the time.
