THANK YOU, THANK YOU, THANK YOU!

Just had to say it again and update you :-)

I was very stressed over how to do this and not pay the really high accounting fees (and STILL don't have online access to my BP account :-( log story!)

Anyway...was back at my home in Italy and running around town trying to find a comercialista around in August ;-) becasue I was not very confident in my italian nor accounting ability :-) (week of a feste too in town!)

obviously, no luck....so...walked into the Post Office and got our forms and sat down at a cafe with a beer ;-) and my directions printed from this website...and WOW. SO much simpler than I thought!! how silly of me to me worried! of course, I have NO CLUE if I did it right :-) but seemed straight forward enough!

found out the mystery about not getting a bill too...when I went to pay at the post office, the clerk asked me why I didn't have the number from my bill...I asked WHAT bill??? she told me it should have cme to my house (!) and again...I said WHAT bill?? :-) and she told me it turns out thet local property magement company actually went to the town and asked for all the foreign buyers' tax bills (!) becasue, obviously, we would all be using their services (!!!!) she made a phone call for me and got the bill number. Walked over to the comune next and told them I was on my own and expected a bill next year and all is now tutto bene :-) (well...will see next year anyway!)

A BIT confused still becasue I think I should have had to pay a 3% late fee?? becasue I was paying for the year in August?? but everyonoe told me no...all is good when I asked...so no clue. It would have been only 1 or 2 euros...maybe too little an amount? got the feeling the I was not really considered late in my little southern town...guess I will eventually find out. no one seems stressed or bothered about it...kind of impressed actually that I even bothered to pay :-)

I, seriously, could not have done it without all your help! THANKS!!!!

I think that if we added up all of the money people saved by doing ICI themselevs, we would have enough to buy a house here in Tuscany Red Face Maybe I should have charged for the tutorial (just kidding!) Glad it helps and I hope it will help many more.

Our geometra's secretary does ours for us for €5. Including going and making the payment.

That is pretty good Graeme although figure there are probably more than 50,000 foreign home buyers who pay someone to do it for them, 50,000 x 5 euro is a house! Unfortunaterly though, most people pay upwards of 100 euro for something that can be done in less than 5 seconds. 100 x even only 10,000 = a heck of a lot of money that people are sucking out of others for doing nothing.

Given that you can wait anything from 20 to 45 minutes waiting in the post office, €5 is a reasonable investment.

I have found that since the post office is the ONLY place in my WHOLE town open during midday ;-) (ok...also ONE bar is open), if I go then, there is never ANY line at all ;-) and I get all the help I need! Sometimes there may be one other person if I go around 1pm or 4pm...but that's it...but there are about 6 windows anyway.

('course, I shouldn't be tooting my own horn yet since I really don't know if I did everything right with paying no late penalty! I'm sure, eventually, I'll find out I guess!)

Account in town was charging $100 PER PERSON...so 200bucks for my husband and I to pay 50euros for the year?! crazy rip-off.

as for the management company in town...they, obviously think all foreign buyers are complete idiots and can't bother to look into anything themselves or possibly magage the ins and outs of Italy! Ironically, when I got back to the US and went to the USPO to collect my mail, I had to wait in line for almost an HOUR and then the clerk actually yelled at me becasaue I stepped up to the counter before she called "next"! PO in S.Italy was actually more effecient and friendly by far!! :-)

The people at our poste are also very friendly. But then our post office in the States was friendly too. Where were you in the States?

Hello Christina

You wrote in your ICI-manual the following sentence:
"If this is your primary residence (prima casa or your only house in Italy, use the Aliquota Abitazione Principale, if instead it is a second property in Italy then use the Aliquota Ordinaria)."

Now I used to pay the higher ICI-rate for a second house, but now I am a bit confused and I would be glad if you could help me.
I live officially in germany in a rented flat. My house in Italy is my only house in Italy, but I am not registered there at all.
One "friend" calculated my ICI and said I have to pay the "second house ICI-rate" because I am not "residente". Now this makes a difference of 300 € per year. Now who is right?

You must be resident in the comune to get the lower rate.

Hello, we completed the purchase of uninhabitable house in Abruzzo in December and was given the name of an English speaking Accountant in Pescara regarding the ICI and IRPEF taxes. To sort out these taxes we were told he wanted 70 euro each for the ICI tax and 130 euro each for the IRPEF tax (total 400 euro) which I thought was a lot of money. I am confused whether or not we have to pay IRPEF tax as we don't live in Italy but understand we have to pay the ICI tax but are unable to find the "rendita" figure in any of the paperwork we have been given. We bought the property outright and intend eventually to demolish it and have a new house built. We asked for a final bill through the agent and was sent scanned copies of the cheques that were issued by the bank. The nearest main town to where our "ruin" is is Penne. We don't speak Italian and don't mind paying a reasonable amount to someone but don't want to be ripped off and would like to be able to do this myself and if possible pay on the Internet. I tried to register with Italia Poste and have a user name and password but when I try to access the banking part in says "try later due to technical problems". Any help would be greatly appreciated. For ICI you can try going to the CISL labor union. They computed mine the first time for 10 euro. Since then I've been figuring it on my own.

For the rendita see if you can find the acronym R.C.L. in your Atto di compravendita.

i am trying to do my ici, i have finally after much asking got two documents from my ever so dodgy estate agent. one is entitled compravendite repubblica italiana and the other looks like the mortgage document. no where on any of these documents does it mention the rendita amount, do you think i am missing something??

Check the atto di compravendita for the acronym R.C.L.- that's rendita.

Is it in lire or euro?

Mine is on the "compravendita repubblica italiana" under Art. 1. It gives the location of the house and the classe and then says "rendita catastale euro 460,74". Hope that helps you locate it. Sz

A HAR!!!! eureka!! i presume it is this....

foglio 14 p.lla 166.A/3, classe 3, vani 5,5, mq 128 R.C. euro 147,71

i have two of these as we bought the house as two and joined it back together, so that would make my rendita 147,71 x 2

i also have several of these

foglio 14 p.lla 589. seminativo, classe 3, ha 0.15. 50, R.D.E. 5,60, R.A.E. 8,01

which i presume cos it's got no euros beside it doesn't mean any more money. this i think are the plots of land around the house, do i have to add these in or are RDE's and RAE's not the same??

ok, now i'm worried, i just got the intructions for the bollentino postale and it said 'when i had to go and pay for my school' WHAT??? i should have paid for my kids school, cheese and krakas, why didn't they tell me?? do i have to pay for my kids school or not??
